Mirage Stays – Terms & Conditions

Short-Term / Holiday Home Rentals – Dubai, UAE

Effective Date: March 1, 2026

These Terms & Conditions (“Terms”) govern all bookings, stays, and use of any property managed, marketed, or operated by Mirage Stays (“we”, “us”, “our”). By confirming a reservation, accessing, or occupying any Mirage Stays property, the guest (“Guest”, “you”) agrees to be legally bound by these Terms.


1. Regulatory Compliance

  1. All Mirage Stays properties offered as short-term or holiday home rentals are registered, permitted, and operated in compliance with regulations issued by the Dubai Department of Economy & Tourism (DET).

  2. Properties are licensed as holiday homes and meet DET technical, safety, and classification requirements.

  3. Mirage Stays reserves the right to suspend or cancel bookings if required by authorities or due to regulatory non-compliance beyond our control.


2. Eligibility & Authorized Use

  • The property is provided strictly for temporary residential accommodation.

  • Commercial use, events, parties, gatherings, filming, sub-letting, or illegal activities are strictly prohibited.

  • Only registered guests declared at booking are permitted to occupy the property.


3. Booking Confirmation & Payments

  1. A booking is confirmed only after full payment (or confirmed deposit, if applicable).

  2. Rates are subject to:

    • Tourism Dirham fees

    • Applicable service charges

    • VAT or government-mandated fees

  3. All mandatory tourism fees are collected and remitted in accordance with Dubai law.


4. Guest Identification & Check-In

  1. All guests must present valid government-issued identification (passport or Emirates ID) at or before check-in.

  2. Guest information is collected for legal reporting and security compliance.

  3. Failure to provide required documentation may result in denied check-in without refund.


5. Check-In & Check-Out

  • Check-in: As specified in the booking confirmation

  • Check-out: As specified in the booking confirmation

  • Late check-out or early check-in is subject to availability and additional charges.


6. Occupancy Limits

  • Each property has a strict maximum occupancy limit.

  • Exceeding the permitted number of guests may result in:

    • Immediate eviction

    • Forfeiture of remaining stay

    • Loss of security deposit

    • Additional penalties imposed by building management or authorities


7. Security Deposit & Damages

  1. A refundable security deposit may be required.

  2. Deductions may apply for:

    • Property damage

    • Missing items

    • Excessive cleaning

    • Rule violations

  3. Deposits are refunded within a reasonable period after inspection and check-out.


8. House Rules & Community Regulations

Guests must comply with:

  • Building and community rules

  • Noise restrictions and quiet hours

  • Smoking policies

  • Parking and common-area regulations

Repeated complaints or violations may result in immediate termination of the stay without refund.


9. Safety & Maintenance

  1. Mirage Stays ensures that properties meet safety standards, including fire safety and essential utilities.

  2. Guests must immediately report any maintenance or safety issues.

  3. Guests are responsible for their personal belongings and are advised to arrange appropriate travel or personal insurance.


10. Cleaning & Property Condition

  • Cleaning and linen services are provided as stated in the listing.

  • Guests must leave the property in a reasonable condition.

  • Excessive cleaning or misuse will be charged accordingly.


11. Cancellations & Refunds

  • Cancellation and refund policies are disclosed at the time of booking.

  • Refunds, if applicable, are processed subject to payment gateway timelines and applicable deductions.

  • Mirage Stays may cancel bookings for regulatory, safety, or compliance reasons.


12. Data Protection & Privacy

Mirage Stays collects and processes personal data strictly for:

  • Reservation management

  • Legal and regulatory reporting

  • Guest safety and communication

All data is handled in compliance with applicable UAE data protection laws.


13. Liability Disclaimer

  1. Mirage Stays is not liable for loss, theft, injury, or damage to guest belongings unless caused by proven negligence.

  2. Guests accept full responsibility for their conduct and that of accompanying visitors.

  3. Guests agree to indemnify Mirage Stays against claims arising from misuse or violation of these Terms.


14. Termination of Stay

Mirage Stays reserves the right to terminate the stay without refund if the Guest:

  • Violates UAE laws

  • Breaches these Terms or house rules

  • Causes disturbance or damage

  • Provides false information

Eviction may occur without prior notice where safety or legal compliance is at risk.


15. Force Majeure

Mirage Stays shall not be liable for failure to perform obligations due to events beyond reasonable control, including but not limited to natural disasters, government actions, or utility disruptions.


16. Governing Law & Jurisdiction

These Terms are governed by the laws of the United Arab Emirates, and the courts of Dubai shall have exclusive jurisdiction over any disputes.
